As many of you know, Greene County NY, home of the Catskill Mountains and fabulous views, is a huge destination for folks who live downstate, be it in Manhattan or Long Island, Northern New Jersey or Westchester, to buy a second home.

But what exactly is the incentive? Why? Are there any new trends to be aware of?

Most if not all of my buyers are generally searching for somewhere to relax, play, breathe fresh air and chill out. To have the flexibility to make the decision, to drop everything and just get out... without having to go through the hassle of getting a hotel reservation, intensive packing etc. With a second home you can (theoretically) just go! Everything is already there, just awaiting your arrival where you put your feet up and smell the roses!

Some second homers have everything pretty much the same as their primary residence but most are delighted to have a different feel, often a cozy farmhouse or a chalet or a log cabin but certainly somewhere to entertain family and friends.

An up and coming trend of late is to buy a property which you can let out through, for example, AirBNB when you are not using it; if you decide to do that, remember to check with your accountant.

Fortunately in this gorgeous area, there are plenty of homes to choose from; it doesn't have to cost a fortune or be ski-in/out, it might be 10 or 15 minutes from the mountains so you can still enjoy skiing, hiking or whatever, but be much more affordable and just as enjoyable when you escape to it! Many homes have awesome views and/or privacy, most a little more acreage to get lost in and this entire area is only 2-3 hours from most primary residences.
